In Montenegro, traditional orchards still prevail, especially in the continental part of the country.

Fruit growing is one of the most profitable branches of agriculture. Only modern and intensive fruit production can yield good results, high yields, and quality that can achieve satisfactory market placement.

The valuation of fruit and vineyard plantations is one of the most complex and responsible tasks in professional practice, requiring knowledge and years of experience.

The need for valuation of fruit and vineyard plantations arises for purposes such as:

  • Financial reporting,
  • Purchase and sale transactions,
  • Estate inheritance,
  • Expropriation,
  • Land consolidation, and
  • Land reorganization.

Valuation is also conducted in case of damage or destruction of individual trees, shrubs, vines, or entire plantations due to adverse effects such as:

  • Hail, wind, fire, flood, domestic animals, or wildlife (hare, deer);
  • Intentional damage or destruction of individual plants or entire plantations;
  • Construction of streets, roads, railways;
  • Construction of industrial facilities (factories, hydroelectric power plants, airports) and public facilities (residential areas, schools, hospitals, kindergartens, stadiums, etc.).

Depending on the age of fruit and vineyard plantations, the valuation method can be divided into three groups:

  • Plantations in the investment period (establishment and maintenance of young plantations);
  • Plantations in full exploitation period;
  • Plantations that have passed the halfway point of the exploitation period.

The investment costs of establishing and maintaining young fruit and vineyard plantations are much simpler and safer to assess compared to assessing the financial results in plantations in full exploitation and those that have passed the halfway point of the exploitation period.
